We offer investors the chance to participate in one of our upcoming projects by either partnering with us under a long-term secured commercial lease acquisition or on a development opportunity that offers either a share of up to 50% of the development's profit or interest through a shorter secured fixed term loan.

Commercial Lease Acquisitions

LONGER TERM SECURED FIXED RATE INVESTMENTS

In this uncertain market, most investors are looking for an investment that not only offers a fantastic return but is secured and pays consistently & frequently, so you can use the interest earned now instead of waiting for years to realise your profit. For many, this ideal solution is unachievable without hands on dedication to a known, well-performing portfolio.

This is where Remarkable Land Partners come in. Over our years of experience, we have developed an extensive network of sellers, agents and land experts who's sole job it is to identify retail sites (rows of  high street shops / shopping centres) which have strong performing rentals returns as well as scope for development / improvement. 

We investigate these sites and acquire those that meet our strict performance criteria. We acquire with a blend of commercial lending, investor funds and our own capital, ensuring that the total lending on any site is lower than its current market value, so to minimise any risk to an investors capital. Furthermore, you will also have a charge against the property to further secure your investment.

We are able to pay our investors as much as 20% interest per annum, payable every three months. We can do this by acquiring sites where the retail tenants also pay us every three months. Giving you readily available and frequent income from your investment.

You are free to invest with us for as long as you wish and whenever you want to extract your funds, we simply ask you to give us the time to re-circulate this investment opportunity to our network of investors and as soon as one is found to replace you, you are free to move on - no long term contracts or lock-in periods with us, just remarkable, safe and frequent returns.

Developments

PROFIT SHARE

Remarkable Land Partners is not just a name. The principle of partnering is core to what we do. If you become the lender on one of our development projects (or the development arm of an existing commercial lease project), you share the rewards as an equal partner.

 

We bring our time and expertise by way of the finding, securing, designing and delivering the scheme and you provide a proportion of the financial backing to make it happen. One can't work without the other, so it's only right that the reward is shared.

 

The exact split will depend on the amount of lending you provide vs the size of the lending required, the security offered and the need for a coupon return, but the principal of an equal share is core to this model. A recent project we completed produced a 131% return on cash employed, so we are confident we can help you grow your wealth.

SHORTER TERM SECURED FIXED RATE INVESTMENTS - DEVELOPMENTS

You loan will exist for the duration of a project, which can be between 9 to 24 months, depending on the size and scale of the development you choose to invest in. 

At the end of your loan’s term, you can choose to either receive your capital and interest back or reinvest your capital / capital and interest in further projects. The choice always remains yours. 

For your assurance, your investment is always secured against the land or property / properties that make up the development. If a primary lender is required, your security will sit just behind theirs, but always ahead of our own. 

 

All loans are repaid from the revenues received from the sale of the competed units and always repaid before any of ours or before any profits are declared or dividend paid.

For our fixed rate investors, we offer interest at 20% per annum, rolled up, and paid at the end of your agreed loan term.  

A £200,000 loan over an 18-month period would gross you £60,000 in interest. 

IMPORTANT INFORMATION

We can only accept investments from High Net Worth Individuals / Sophisticated Investors (as defined under the Financial Services & Markets Act 2000). Before you contact us about investing, you will need to confirm that you fulfil one of the following, latest, criteria:

High Net Worth Individual

You have, throughout the financial year immediately preceding the date of investment, an annual income of £170,000 or more. Annual income for these purposes does not include money withdrawn from pension savings (except where the withdrawals are used directly for income in retirement).

OR

You have held, throughout the financial year immediately preceding the date of investment, net assets to the value of £430,000 or more. Net assets for these purposes do not include: your home (primary residence), any loan secured on it or any equity released from it; your pension (or any pension withdrawals) or any rights under insurance contracts. Net assets are total assets minus any debts you owe.

Sophisticated Investor

You are a self-certified sophisticated investor because at least one of the following applies to you:

 

  1. You have been, for at least the last six months prior to the date of investment, a member of a network or syndicate of business angels;

  2. You have, in the last two years, worked in a professional capacity in the private equity sector, or in the provision of finance for small to medium sized enterprises; or

  3. You are currently, or have been in the two years prior to the date of investment, a director of a company with an annual turnover of at least £1.6 million.
